  1. 1. Ice & water underlayment

    Self-adhered membrane lapped up the curb before anything else goes on. This, not sealant, is the waterproofing.

  2. 2. Sill flashing

    Diverts water from the downslope side out on top of the shingle course below.

  3. 3. Step flashing & soakers

    One piece per shingle course up each side, woven in as the roof goes on — never slid in afterwards.

  4. 4. Head flashing & cladding

    Upslope apron shingled over, then factory cladding clipped on to lock the assembly closed.

  5. If you see caulk, it already failed

    A correctly flashed skylight needs no sealant at the perimeter. A bead of caulk is a repair attempt on flashing that was never installed to the manufacturer detail — which is also what voids the unit warranty.

Diagnosis

Why skylights leak

A skylight almost never leaks through the glass. It leaks at the flashing, at the seal between the sash and the frame, or at the ice & water shield beneath the curb — usually because the unit was installed without a manufacturer flashing kit or was left in place through a re-roof.

If the unit is more than 20 years old and the roof is being replaced, replacing the skylight at the same time costs a fraction of doing it separately later.
